Acewood, Madison  -  The 2 story at 1126 Woodvale Drive has been sold for $120,000. The ups and downs with this market! This home had an offer that fell apart due to FHA requirements which would have extended the closing date for another 60 days. The bank said no and we placed it back on the market.  Shortly thereafter, another offer was accepted and closed in 30 days. Its frustrating for me as both a seller's agent and buyer's agent to work around many of the FHA restrictions on these types of properties but in the end, we had a successful closing.

Oak Meadow, Fitchburg  -  The 2 story at 2587 Oak View Court has been sold for $670,000. Finally! After 2 months negotiations with Wells Fargo, which by short sale standards isnt terrible, we were approved for closing. My advice for anyone entering a short sale is to contact the banks every day or other day at minimum to make sure your file stays on top. Its a grueling process that takes enormous time and energy from all parties.  In the end, the seller's were able to avoid foreclosure and the buyers have a home with built-in equity from the start.

Fitchburg, Dane County  -  The 2 story at 2007 Shafer Drive has been sold for $216,200! This was one of the nicest REO properties I've listed in terms of condition and style. Upgrades everywhere, great layout and huge lot. We had 2 offers within a week on the market. The one that was accepted fell apart due to buyer's financing, so we went back on the market at $219,900. A week later two more offers came in.  Some buyers are still low-balling offers, which is understandable considering the general market conditions. However, for the segment of homes in the Madison area that are priced right and with great features, buyers can lose out by not writing strong offers.  This home was one of them.

The Spring Market has Sprung!

Last weekend 4 out of the 8 houses on my buyers' list had received offers from the time I scheduled the appointments on Thursday to Saturday when we went out. I also received 2 accepted offers on my bank properties over the weekend. Crazy! The spring market is definitely here, so if you see a home you like, get a showing scheduled right away. Better yet, get placed on an email notification system with the MLS so as soon as a home comes on the market, you know about it. There are great deals to be had and in my opinion, the prices have bottomed out in the Madison, WI area.

Virtual Open Houses on You Tube!

I'm so excited to begin posting virtual showings/open houses on You Tube!  Two weeks ago, I purchased a Flip video camera at Amazon.com and filmed a video tour of a townhouse for sale at 523 East Bluff. I walked through the home as I would on a showing with a buyer present. My motivation is improving the concept of open houses and virtual tours. Open houses are limited to peoples' busy weekend schedules and virtual tours dont always provide a sense of layout from one room to the next.  My hope is that this will be a valuable service to busy and relocating buyers trying to do as much groundwork prior to making a physical visit to a house or to the Madison area.

I'll be posting new Virtual Open Houses every Wednesday on my You Tube site and will be available to chat on FaceBook every Wednesday from 6:00 p.m. to 8:00 p.m.  Post a comment on YouTube or friend me up with your questions, ideas, comments or suggestions. I'd love to hear from you!

Lost Creek, Madison  -  The property at 5422 Penny Lane has been sold! This home was immaculate, nicely designed, well priced and still frustrating that it took 4 months from list to closing date. We had an offer in January that the buyers backed out on during the counter offer process. Shortly thereafter, another offer came in that the sellers accepted. The offer of $195,000 was lower than I or the sellers would've liked, but considering the influx of inventory and prospect of more time on the market, they accepted it.  It was smooth sailing to closing and all parties had a smile on closing day.

I want to know about you, readers. How do you feel about the economy, life, real estate, and our new President? Do you feel that a better future is on the horizon? When I listened to Obama's speech I felt encouraged, hopeful, anticipatory.  I have a good feeling about 2009....I think it will be a year of rebuilding & hard work, not just in real estate or Madison, but the country as a whole. I predict the first quarter of this year will start with a slight upward turn and blossom into a good spring market. Already we've had 400 showings this past week through our Century 21 office, versus 200 showings the first week in January.  Showings are good, offers are better and I believe with the return of consumer confidence, the market will surely follow.  Please weigh in, I would love to hear from you.

Evansville, Rock County  -  The ranch at 50 Countryside Drive has been sold! Changing times call for changing measures and in this case, we put together a simultaneous trade of this property for another home. My sellers are happy to be in a larger home in a more country like setting and the sellers of the other home are happy to be able to downsize into a more affordable property. This is a first for me but I wouldn't be surprised to see more trade-like situations occuring in markets such as Evansvile and Janesville where the economic conditions are slower than Madison's.
